For a fourth straight month, Regina and Saskatoon both reported a decrease in year-over-year housing sales.
In its monthly report for April, the Saskatchewan Realtors Association (SRA) said that while sales levels fell from 2022, the level in Saskatoon was slightly above the 10-year trend. In Regina, the sales levels were just below the average for the past decade.
The SRA said inventory in both cities is well below average. In Regina, the number of homes for sale is 25 per cent below the 10-year average, while supply levels in Saskatoon are 37 per cent below the average for the past 10 years.
The association report said Regina had a benchmark price of $311,200 in April, up from $307,100 in March but nearly five per cent lower than April of 2022.
The benchmark price in Saskatoon of $375,600 in April was down from $376,300 in March but 1.4 per cent higher than last April.
Provincewide, there were 1,216 sales in April, down 21 per cent from April of last year but up from monthly levels seen earlier this year. The benchmark price in Saskatchewan was $323,600 in April, up from $321,400 in March.
“Our market continues to struggle with supply and has since the start of the pandemic,” SRA CEO Chris Guérette said in a release.
“While inventory challenges remain a concern for us, recent trends are pointing to potential supply relief. Should these trends persist, we may see more balanced conditions play out in the market in the second half of the year.”
