A rezoning application marks a potential new chapter in the saga of the now-vacant Glen Elm Trailer Court in east Regina.
City documents show Glen Elm Properties Ltd. has applied to rezone part of the property at 1400 E. 12th Ave. to RL — Residential Low-Rise Zone.
It’s currently zoned as RMH — Residential Manufactured Home Zone, which accommodated the former trailer court.

According to the city, if it’s rezoned as RL, townhouses and multi-unit buildings of up to 20 metres could be built on the site, although anything above 15 metres would need to be reviewed as a discretionary use.
The document notes that no specific development proposal is currently under review.
People who want to comment on the zoning application can submit a comment sheet by Oct. 9.
An open house is also planned for Sept. 28 at the nearby Sandman Hotel.
Once public and technical reviews have been completed, the administration will make recommendations to the Regina Planning Commission, with a final decision to be made by city council.
In early 2025, residents of the trailer court were left scrambling after getting letters telling them they would have to leave by April of that year.
The letters said water and sewer infrastructure had reached a “state of catastrophic failure” and repairs had become frequent and costly.
City council has since approved a motion to allow manufactured homes in all residential areas. Previously, manufactured homes were restricted to the Glen Elm and Argyle Park neighbourhoods.
