The phrase, “next-day delivery” might be taking on a new meaning for those living in and around Regina.
Glen Hill, executive vice-president and partner at Colliers Regina, said Amazon is “just about ready to pull the trigger” on a new warehouse in Regina’s Global Transportation Hub.

The e-commerce giant owns a 14-acre parcel at the hub. The company did not reply to a request for comment.
Colliers recently released its Regina Industrial Market Report for the first quarter of 2026, which shows a vacancy rate of 2.3 per cent. The report cited limited new supply, especially within the city.
In an interview, Hill said construction costs are a main reason for recent struggles to build new industrial facilities. However, he expects things to change this year.
“I know we were fairly quiet,” he said. “There’s still the aura of tariffs and what’s happening in the manufacturing world, in the commodities world, which is, you know, slow, carefully reacting.
“But we’re pretty consistent in Regina over years. We don’t have big bobs and weaves, and we sit healthily around that three, two-and-a-half per cent vacancy mark.”
Bell data centre “just the beginning”
The report stated that while the planned Bell Canada AI data centre in the Rural Municipality (RM) of Sherwood will have a limited near-term impact on industrial sales and leasing, it could be the beginning of a trend leading to more diversity in Regina’s market.
Hill believes it’s an excellent opportunity, pointing out that it’s an industry that tends to form clusters.
“And I think our marketplace is right – slowly, but some good land opportunities. The price of land is much cheaper than Calgary or Toronto or Vancouver. So, your initial input costs are, are limited or less than (those cities).”
He also said Interpro Pipe and Steel (formerly Evraz) is increasing production and the Co-op Refinery Complex is considering another expansion, both of which would be “outstanding” for the marketplace.
Hill also didn’t rule out two stalled canola crushing projects getting back on track.
“I know they’re still being discussed,” he said. “It’s a matter of what size they’re going to be. And I think any of that can only help the City of Regina and the surrounding area.
“The RM of Sherwood is quite involved and even the RM of Edenwold and Emerald Park. It can only benefit the greater area.”
Hill said in addition to Amazon, there are a couple of projects he’s not ready to discuss yet at the GTH but said there will be new activity at the hub.
And a new industrial park is planned in the RM of Sherwood northeast of Regina, at Inland Drive and Winnipeg Street, bringing more land into the industrial market.
As for within city limits, Hill said redevelopment of some existing sites will benefit Regina.
One example is the old General Motors Canada plant at Winnipeg Street and 8th Avenue, which Hill said the city is close to securing an agreement on for a master plan.
